These items include, but are not limited to: tents, chairs, toys, umbrellas, and coolers.

GUEST(S) OF RENTER: Renter is responsible for all guests and is to ensure that all guests abide by the terms of this agreement, policies and procedures, and all Condominium Rules as posted on property. The number of guests is limited by the occupancy limit of the unit. Guests are not permitted on the property if guest causes occupancy limit to be exceeded. Renter agrees to be held financially responsible for all damages and losses caused by guests.

HOUSEKEEPING AND ADDITIONAL CHARGES: Your unit will be cleaned to quality standards prior to arrival and after your departure. Any housekeeping issues must be reported within 12 hours of check-in. Trash shall be placed in a tied bag and dropped in the trash chute that is located on each floor. Failure to abide by these terms or failure to leave the unit in good condition, as determined by the Rental Agent, shall result in an additional housekeeping charge equal to the amount pre-paid.

HOUSEKEEPING AMENITIES: Towels and bed linens are provided for in-unit use only. They are not to leave the premises or be taken to the beach or pool. You will need to bring your own beach towels and beach blankets. Any lost or missing or damaged linens or towels (including those stained beyond repair) are subject to a replacement fee and will be withheld from the damage deposit or billed to the credit card on file. Accidental damage to linens or towels may be filed as a claim under the Vacation Rental Damage insurance plan, if applicable.

If no credit card is on file or card is denied Renter agrees to remit immediately, upon notice, $500 payment to Rental Agent.

QUIET ENJOYMENT: Renter/Guest(s) agree to observe the property quiet hours that begin at 10:00pm and to respect the “quiet enjoyment” of their neighbors unit. Keep inside and outside volume levels down to eliminate any disturbance of neighboring units. Authorities can be called for “Disturbing the Peace” complaints for excessive noise. Renter agrees that there will be no loud music or noise or large parties in the unit or on premises.

OWNER’S STORAGE: Some properties have a locked closet that is considered the “Owner’s Closet.” This storage is off-limits to the Renter/Guest. Violations of this policy will result in additional charges under the Unit Damage policy as defined in this agreement.

VEHICLES AND PARKING: All Tropic Winds and Ocean Reef units come with at least one specific RESERVED parking space location which will be provided to you with your rental confirmation. Rental Agent reserves the right to change your parking space during your stay. Additional vehicles are not guaranteed a parking space. Other unreserved parking spaces are limited and available on a first come first serve basis. All vehicles must have a parking placard, which will be initially provided in your unit or which can be obtained from on-site security or management. Please know the location of Unit’s reserved parking space prior to arrival. There are NO refunds for parking related issues. DO NOT PARK in another unit’s reserved parking space (as indicated on the curbs). This will most likely result in your vehicle being towed at Renter’s expense. If needed, Greta’s Beach Rentals, building management, or security staff can assist you with parking issues. If someone else’s vehicle is in your parking space, park your vehicle in overflow parking and contact Greta’s Beach Rentals or building security. You agree that If during your stay, your vehicle is damaged or is towed, for any reason, that Greta’s Beach Rentals will not be held responsible and no payments or refunds will be due from Greta’s Beach Rentals.

At Tropic Winds the curbs of the UNRESERVED overflow spaces are painted green. At Ocean Reef an additional vehicle can be parked in the overflow parking lot across the street to the west side of the golf course. Additional vehicle must have parking placard. Aqua limits all reservations to a maximum of 2 vehicles. Calypso requires Rental Agent to register all additional vehicles at a cost to Renter/Guest of $20 per vehicle per stay. Inform Rental Agent if you will have more than 1 vehicle at the Calypso resort.

NO PETS: Renters are not permitted to have pets on the premises or in the unit. Violation of this clause is cause for immediate eviction and forfeiture of all rental payments/deposits with NO refunds. Violations shall result in an additional charge of $500 to the credit card on file for carpet cleaning, deodorizing, and de-fleeing. If no credit card is on file or card is denied Renter agrees to remit immediately, upon notice, $500 payment to Rental Agent. Renter and Renter’s guest and visitors will be required to remove the pet from the property and board the pet. Greta’s Beach Rentals, Inc. abides by all requests regarding service and assistance animals, as defined by law, and required because of a disability. A service or assistance animal is not a pet.

THEFT: Rental Agent will not be held responsible for acts of theft or vandalism to the renter/guest personal property or items left in the unit.

UNIT: When booking a reservation, a rental unit will be assigned. The unit is provided in “as is” condition. If the Renter/Guest(s) does not personally inspect the unit premises prior to accepting this agreement, Renter/Guest(s) agree to accept the unit upon arrival, provided it meets the basic description as listed on the rental website. In addition, Renter agrees that there will be NO entitlement to a refund or rent money, nor relocation to another property, and will have no claim or recourse against Greta’s Beach Rentals, Inc. or the property owner. Rental Agent shall use its best efforts to ensure the operation of all amenities within the unit, such as internet access, cable TV, appliances, and air conditioning. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Renter/Guest(s) shall use the Unit for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Renter agrees that property will be left in the same good and habitable condition. Renter shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Renter and included within the number of and as permitted occupants under this Agreement.

UNAVAILABILITY OF UNIT: In the event of circumstances beyond our control and in our sole opinion and discretion, rental unit becomes unavailable or uninhabitable (prior to your arrival or during your stay), Rental Agent reserves the right (but is not obligated) to substitute comparable Greta’s Beach Rentals accommodations, if available. If no other substitute Greta’s Beach Rentals comparable accommodation can be provided, Renter agrees that Rental Agent shall cancel the reservation and provide Renter a refund, prorated based on the number of unused nights minus the cleaning and registration fees(if no occupied nights then a 100% refund), and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement. In any event, Renter agrees that Rental Agent shall not be obligated to provide substitute accommodations not managed by Greta’s Beach Rentals nor shall Rental Agent be responsible for any additional costs incurred by Renter.

UNIT DAMAGE: Please note any damage to the rental unit upon arrival and report it to Rental Agent immediately to avoid liability. Renter shall be financially responsible for all damage, breakage, and/or loss to the premises, except normal wear and tear and unavoidable casualties (as determined by Rental Agent). If any loss or damage occurs during your stay, Renter shall notify Rental Agent immediately. In order for the Vacation Rental Damage Protection Insurance (if purchased) to apply, damage or loss must be reported, in writing, at the time of the loss and prior to check-out. RELEASE: Renter hereby waives and releases any claims against Rental Agent, the Property/Unit owner and their successors, assigns, employees or representatives or contractors, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property/Unit, including but not limited to any common facilities, activities or amenities, or beach or water activities, or area excursions. Guest agrees to use any such facilities or amenities, or beach or water activities, or excursions entirely at the Guest’s own initiative, risk and responsibility.
